Property Solicitors

A Property Solicitor is a lawyer who specalises in property law either residential, or commercial law or both
Solicitors in England and Wales are represented and pay their practising fees to the Law Society, where as the Solicitors Regulation Authority and the Legal Complaints Service act independently of the Law Society, collectively they professionally regulate all Solicitors.

Anyone wanting to train to be a Property Solicitor must hold first a qualifying law degree, or have completed a conversion course called the Common Professional Examination (CPE).The prospective Property Solicitor must then enrol with the Law Society as a student and carry out a one year course called the Legal Practice Course (LPC). The final part of the qualification process is to undertake a two year apprenticeship with a firm of Solicitors known as a training contract, at this stage the student is known as a Trainee Solicitor. The training contract is designed to provide the Trainee Solicitor with a period of practical training to assist them in whatever area of law they choose to specialise, in this case property law.

Many Property Solicitors and their support staff process their transactions online or via a case management system, allowing them to draw up contracts, transfer deeds and leases. The majority of a Property Solicitors day is spent, obtaining and checking searches, reading and preparing legal documentation and communicating with clients, estate agents, mortgage lenders and other law firms, either on the telephone, by electronic mail or by letter. Their main objective is to act for the client and protect their overall interest, while at the same time taking the necessary precautions against money laundering and potential fraud.

Finding conveyancers is important if you want to ensure a smooth and efficient transfer of ownership on property. Conveyancing is the vital legal process which involves ownership of property or land moving from one seller to a potential buyer. After an offer has been made and ultimately accepted, the seller and purchaser will both employ a property solicitor or conveyancers to carry out the necessary formalities.

While the process is technical, everyone is entitled by law to perform this themselves, yet conveyancers have a specialised knowledge of the process and will ensure it is carried out as fast and efficiently as possible.
