Unregistered Land and Registered Land

Un-registered Land is land that is not registered at the HMLR Land Registry. An example of this could be land that has not changed hands for several years and therefore has not been registered, and subsequently no official record of existence is in place. It is possible though to ascertain if a piece of Land is registered by carrying out an Index Map Search at the Land Registry.

Land Ownership can be proved by producing copies of the Title Deeds. If a piece of land is sold, transferred in part or whole, or leased, or becomes mortgaged the land will then automatically have to be registered at the Land Registry.
Registered Land is land that has been registered at the Land Registry. To determine if land is registered it is recommended that a Title Register and plan are ordered from the Land Registry.
